Looking for property records in Prescott, Prescott Valley, Cottonwood, Sedona, Camp Verde or another Yavapai County community? Start with the county’s official property resources to find parcel information, assessed values, ownership records and land maps.

Quick Answer: Where to Search Yavapai County Property Records

For a Yavapai County property search, use the county’s GIS parcel application to look up an address, parcel number or owner name. The property record can show the parcel identification number, mailing and physical addresses, acreage, assessed values and other available assessment details.

For a current tax bill or payment history, switch to the Treasurer’s tax inquiry system. For a deed, deed of trust, recorded lien, survey or subdivision plat, use the Recorder’s document search.

2026 update: Yavapai County announced that its legacy interactive mapping application would no longer be available after September 21, 2026. Use the newer GIS application rather than outdated V4 map bookmarks.

How to Search Yavapai County Property Records by Address, Owner or Parcel Number

You can begin with whatever information you already have. A parcel number is usually the most precise identifier, but a street address or owner name may also help locate a property.

Open the current county parcel application

Visit the official Yavapai County property application. If a link redirects to an updated mapping interface, follow the county’s current navigation.

Enter a property identifier

Use the available search controls to enter a parcel number, property address or owner name. If an exact address produces no match, try a shorter street address or the parcel identification number.

Choose the correct result

Review the results before selecting a record. Properties with similar street names, multiple parcels or related ownership records can require an additional check.

Review parcel and assessment details

Check the parcel number, owner information, physical address, recorded acreage, improvements and assessment values. Pay attention to the tax year displayed beside each valuation.

Continue to taxes, documents or maps

Use the parcel identifier to cross-reference Treasurer tax records. For recorded deeds, switch to the Recorder’s search. For location context, view the parcel in the GIS map.

Parcel number tip:

Yavapai parcel identifiers commonly follow a book-map-parcel pattern, such as 100-01-001. Some parcels include a letter suffix. Do not remove a required suffix when searching tax or assessment records.

What Information Is Available in Yavapai County Property Records?

Property records contain different kinds of information depending on the responsible office. An assessment record is not the same as a recorded deed, and neither should be confused with a property tax receipt.

Some information may be restricted, unavailable online or updated on different schedules. A missing or older entry does not necessarily mean the property or transaction does not exist.

Yavapai County Property Tax Search and 2026 Payment Dates

The Yavapai County Treasurer manages real property tax billing and collection. Its tax inquiry tools allow taxpayers to locate a parcel account and review available billing or payment details.

Important 2026 Tax Dates

Yavapai County publishes the following delinquency rules for ordinary property tax installments. The dates shown here refer to when payments become delinquent, not merely when a bill is issued.

InstallmentPublished Rule2026–2027 Calendar
2026 first halfDelinquent after 5 p.m. November 1November 2, 2026, after 5 p.m., under the county’s weekend rule
2026 second halfDelinquent after 5 p.m. May 1 of the following yearMay 3, 2027, after 5 p.m., under the county’s weekend rule
Full-year paymentDecember 31 option with no charged interestDecember 31, 2026; verify the account’s eligibility and amount

The Treasurer states that notices are mailed by the end of September. If your bill has not arrived by October 1, you can retrieve available billing information through tax inquiry by looking up your parcel.

Before paying:

Check the current Treasurer account rather than relying on an older printed bill or a third-party estimate. Delinquent accounts, special situations and payment-processing rules may affect the amount due. Verify the final payable total directly with the Treasurer.

How to Find a Tax Bill

  1. Open the official Treasurer parcel search.
  2. Search by owner name or mailing-address fields, or use your known parcel number through the appropriate inquiry option.
  3. Match the parcel number against the property you want.
  4. Open the available tax bill or payment details.
  5. Review the tax year, balance, any applicable charges and payment instructions before proceeding.

If you cannot locate your parcel number, check the Assessor’s parcel record or a previous Yavapai County tax bill. A property not yet taxed, a redacted record or a parcel lacking available historical bills may not appear in the quick-pay history service.

Yavapai County Assessor: Property Values and Assessment Records

The Assessor produces the county’s annual property assessment roll. The published parcel information includes several value fields that serve different purposes.

Full Cash Value (FCV)

An assessment valuation used within Arizona’s property tax framework. It should not automatically be treated as a current purchase offer or a professional appraisal.

Limited Property Value (LPV)

A statutory value relevant to calculating property taxes. Yavapai County explains that LPV, rather than FCV, has been the value considered for taxation purposes since tax year 2015.

Assessed Value

The value produced through applicable assessment calculations and legal classification. Assessment figures and final tax bills are different records.

Why 2026 and 2027 Values May Appear Together

The county’s property interfaces may display assessment information for multiple tax years, including 2026 and 2027. The year attached to each field matters: a future assessment value does not necessarily represent the amount on the current tax bill.

How to Question a Property Assessment

If a property description, classification or valuation appears incorrect, start with the Assessor’s Office. Its website provides value notices, forms and appeals or petitions information.

Check the deadline and procedure on your actual Notice of Value. Assessment appeals and tax-bill questions are not interchangeable, and the appropriate review process depends on the issue and notice involved.

Ownership versus legal title:

The name shown in the Assessor’s tax parcel record does not, by itself, establish legal ownership. For questions involving title transfers or ownership interests, review the recorded instruments and consult a qualified title professional or attorney where necessary.

Yavapai County Deed Search and Recorded Land Documents

For a deed or other recorded real estate document, use the Yavapai County Recorder rather than the Assessor’s valuation database. The Recorder maintains the public index of recorded instruments.

The Recorder reports that its searchable records include general documents such as deeds, deeds of trust and liens indexed and verified from January 1, 1904 to the present. Recorded subdivision maps and land surveys are indexed and verified from 1864 to the present.

How to Search Recorded Documents

  1. Open the official Recorder’s recorded-document search page.
  2. Proceed to the county’s self-service document system.
  3. Use public login for the available public index search, or an eligible registered account for account-specific document access.
  4. Search with the available name, recording or document criteria.
  5. Confirm the recording date, document type and identifying information before ordering any required copy.
Public document images:

The Recorder’s public login is described as allowing searches without document images. Viewing or printing images can depend on registration and subscription permissions. Do not assume that every recorded document is available as a free image download.

Recorder Copy Fees

The Recorder’s published fee schedule updated April 28, 2025, lists the following standard copy charges. Confirm the latest schedule before ordering.

Copy ServicePublished Charge
Document copies, per page$1.00
Document certification$3.00 per document
Large map, plat or land survey copy, per page$4.00
Map, plat or survey 11 × 17 inches or smaller, per page$1.00

These are copy charges, not a general fee for looking up a property. Recording a new document, requesting certified copies and making commercial-use requests can involve separate requirements.

Recorded Document Alert

Yavapai County also offers a free Recorded Document Alert service. Subscribers can monitor specified individual or business names and receive notice when a matching document is recorded. A name match does not by itself establish fraud; the document must be reviewed.

Yavapai County GIS Parcel Map and Property Boundaries

Yavapai County’s Geographic Information System provides parcel-location information and map layers that help users examine property in context. This is useful for rural acreage, subdivision lots, nearby roads and parcels that do not have an easily recognized street address.

2026 mapping change:

The county retired its legacy interactive mapping application after September 21, 2026. Older V4 links may redirect or stop working. Use the current GIS mapping applications page to access the replacement system.

What a Parcel Map Can Show

  • Approximate mapped parcel outlines
  • Parcel identification and address information
  • Subdivision context
  • Nearby roads and adjoining parcels
  • Available geographic and district layers

What It Cannot Prove

  • Exact legally surveyed property corners
  • Guaranteed lot dimensions
  • Every easement or title restriction
  • Permits for all depicted improvements
  • Definitive legal ownership or market value

County GIS boundaries are representations assembled from available records and mapping data. They are not substitutes for a boundary survey or legal description. If a fence, driveway or building appears to cross a mapped boundary, do not assume the image proves an encroachment.

Frequently Asked Questions About Yavapai County Property Search

Is Yavapai County property search free?

The county provides online parcel information and public record-search resources without requiring a general third-party property lookup subscription. Document copies, certifications, recording services and some image-access options can involve fees.

Can I search Yavapai County property by owner name?

Yes. The county’s property and mapping tools support owner-based searches, subject to available public information. Treasurer tax inquiry also provides owner-name search fields.

How do I find a Yavapai County parcel number?

Use the official parcel search with the property address or available owner information. The parcel number is also commonly printed on county tax bills.

Where can I find a recorded property deed?

Use the Yavapai County Recorder’s recorded-document search. The Assessor’s ownership listing should not be treated as a substitute for the recorded deed or other legal instruments.

When are 2026 Yavapai County property taxes delinquent?

The county’s general rule makes first-half taxes delinquent after 5 p.m. November 1 and second-half taxes delinquent after 5 p.m. May 1 of the next year. When the date falls on a weekend, the county moves the delinquency point to the next business day after 5 p.m. For 2026 taxes, those dates are November 2, 2026 and May 3, 2027, subject to applicable account circumstances.

Does the county GIS map show exact property lines?

No. GIS parcel lines provide geographic reference information, not a guaranteed legal boundary survey. For a boundary disagreement, review deeds and recorded plats and obtain qualified surveying or legal assistance if needed.

Why can the Assessor’s value differ from the tax bill?

Arizona distinguishes Full Cash Value, Limited Property Value and assessed values. Tax liability also depends on applicable tax rates, classifications and other account factors. Compare records for the same tax year before drawing conclusions.

Can I find property records for Prescott Valley or Cottonwood?

Yes. The Yavapai County resources cover parcels within county jurisdiction, including properties in Prescott Valley, Cottonwood and other county communities. Municipal zoning or permit records may require a separate city or town inquiry.

What happened to the old Yavapai County parcel map?

The county announced retirement of the legacy interactive mapping application after September 21, 2026. The current GIS Mapping Applications page provides access to its replacement.

Can I get a certified copy of a property deed?

The Recorder offers document copy and certification services. Its published 2025 schedule lists $1 per standard document page plus a $3 certification fee per document. Verify current fees and ordering requirements with the Recorder.
